The National Capital Region Transport Corporation (NCRTC) has successfully acquired air rights and subsequently initiated an expression of interest to investigate the potential for developing hotels, offices, or residential areas.
According to officials familiar with the matter, the National Capital Region Transport Corporation (NCRTC) is currently seeking partners to facilitate the construction of multilevel commercial spaces, including hotels and offices, above its Sarai Kale Khan and Anand Vihar stations. This initiative, which is a pioneering endeavor within the Indian metro system, is being undertaken by the NCRTC as part of its construction of the Regional Rapid Transit System (RRTS).

According to the authorities, the NCRTC has acquired air rights as part of its transit-oriented development (TOD) policy. Subsequently, an expression of interest (EOI) has been issued to investigate the feasibility of constructing hotels, offices, or residential complexes such as high-rise apartments above the RRTS stations.

The NCRTC aims to identify and choose an appropriate partner for the proposed Transit Oriented Development in Sarai Kale Khan through a public-private partnership model, utilizing an open and competitive bidding procedure. The purpose of the EOI process is for the NCRTC to assess the industry’s perspective on the commercial development of retail, offices, hotels, etc. The goal is to establish a shared understanding of the contract agreement’s proposed terms and conditions, based on the feedback received from the industry. This information was stated in the EOI issued for the Sarai Kale Khan station last week.

The Sarai Kale Khan Expression of Interest (EOI) has been reviewed by HT. A distinct expression of interest (EOI) has been proposed for the Anand Vihar area.

The Anand Vihar station is situated along the forthcoming Delhi-Meerut line, anticipated to commence operations in 2025. Additionally, the Sarai Kale Khan station is being developed as a transit hub with multimodal integration, where three priority RRTS corridors, namely Delhi-Meerut, Delhi-Panipat, and Delhi-Alwar, will converge. This integration aims to facilitate seamless transfers for commuters between the RRTS, the existing Metro station, bus stand, and Hazrat Nizamuddin railway station.

The trains designated for operation on certain Regional Rapid Transit System (RRTS) routes have been officially designated as “RapidX.”
